Hi everyone,

just wondering does a landlord certificate include a boiler service or would this need to be done as well as a landlord certificate?

To produce a landlords certificate is not a service . This can, and is best to do at the same time. But will cost the landlord extra.
 
No it isnt but some certificate pads do have the question :- Is it serviced ? which if yes comes at an extra charge ontop of the cert, me personally i think it should all be done at the same time , as folks think because they get a gas cert they dont need a service ,,,
 
Thanks kris, yeah as it costs more for landlord certificate wasn't sure if it was just a boiler service with added service on other appliances. Thanks for info
 
But the landlord is required to service and maintain the appliance. You should always make a point of telling them this. Standard wall mounted boiler and cooker say £40 plus vat for cp12 and if no gaskets ect req then it's £65 plus all serviced. As a cp12 requires appliance to be stripped for inspection = 80% of a service? But no a service is not £25
 
ouch, £75 service, and my llc is £65, so I hit them for £85 and parts for both, got to be competitive, then the custard feels you have done a decent job. Mind you no coffee and £10 is automatically added :)
