Toilet waste small drip leak - plumbers mait not working

You could wrap it with insulation tape to make it wipeable (you might even be able to fix the leak with insulation tape if you are skilled and nothing is moving. Ditto for duct tape, but probably harder to use. You can get self-amalgamating tape, but expensive in the quantities you'd need...

    What valve is the flow

I usually put the air vent where it is more likely to be accessible. Which usually means nearest the entrance. Now I wonder if I've been doing it wrong... but no doubt I'm not the only one so rules of thumb may not always work.

Toilet waste small drip leak - plumbers mait not working

You could try making a bandage with a strip of cloth smeared with silicone sealant to make a form of sticky tape. I suppose if you then smeared the cloth with silicone after it had set, you might even make it reasonably hygienic in that you would have a smooth, wipeable surface.

Toilet waste small drip leak - plumbers mait not working

I think you have some kind of ribbed insert that isn't quite where it should be (or needs replacing) and I'm not quite sure what I'm looking at. The bit on the right is logically a painted pan connector, but almost looks like a bit of cast-iron in this photo. It seems to insert into a piece of...

Have you ever / would you ever; Work for a Plumbing Supplier / Plumbing Wholesaler

I never have, but if it were a decent place, not too corporate, perhaps a good independent, I could see myself doing this. I've worked in a food wholesalers and my family ran a small retail shop for nearly 80 years, so it wouldn't be an alien concept to me. I quite like looking after...

Heat Group Magnaclean copy. Parts of it are excellent.

I was tidying up the boiler pipework on a bungalow I bought and plan to move into. Being a cheapskate, I considered keeping the Heat Group magnetic filter. It was like the old Magnacleans with offset plastic tails and I knew it would be messy and fiddly to fit, but although it seemed a bit...

    Taps: quality tiers?

Grohe used to be great 50 years ago. In fact, my dad's flat has a number of Grohe items of this age still in use, though a more recent Grohe replacement only lasted ten years or so before a crack developed in the casting (unless it was leaking from day 1: I noticed, my dad didn't). But the...

    S-traps self Syphoning

Not that I am aware. I think as long as you test that it works when installed and there remains a minimum of 25mm trap seal then you're okay. However, if you look at ADH, it does show all basins discharging horizontally or at a slight angle which implies that that is how it should ideally be...

What paperwork should a boiler installation come with?

Hi gents and ladies, Making the probable mistake of buying a house at present : bit of a fixer with a shoddy but recent boiler installation. Have a bit of a question for our resident gas people, if you can possibly help me out here. The vendors seem to have lost the installation invoice, but...

Laugh of the day (neighbours complaining about noise)

Neighbours complained to their landlord about the habitual drilling and grinding noises due to "building noise" at my house and he contacted me. Very polite as usual, unlike my neighbours who have been blanking me (and who also blanked my mother when she saw them out the front and wished them...

How long to install shower pump? Reality check required, please.

Hi. I'm currently estimating on installing a new shower pump to feed an existing bath/shower diverter. Hot side: fit flange and spherical valve and Y strainer to old cylinder, reduce to 15 mm and to pump flexi and reconnect existing hot distributing pipe. Repair shelf in AC and fit twin...

"High" stat temperature on Thorn Apollo 30/50B?

Hi, Am trying to understand my mother's Apollo boiler. It has an intermittent fault. In the last couple of years, it has had a new thermocouple, a new "low" stat, and a new pump over-run switch. The RGI was not throwing parts at it, and the replacement of these has solved some problems: I...

Baxi 228 combi boiler hot water flow rate poor?

Hi, Just checking I'm not talking rot. Today I visited a house with a Baxi 228 combi boiler. The technical spec for the DHW output is shown in the image. Boiler was installed 27 months ago. Baxi is claiming 13.3 litres @ DT 30. I set the boiler DHW temperature to a high setting. I was...

32mm minimum size for external condensate - rule came in when?

Hi. Was looking for a house on sale the other day and just wanted something confirmed to me... Was there ever a time when a condensing boiler could have been legally fitted, and in accordance with MIs, with a 22mm overflow used as an external condensate pipe... and with that condensate pipe...

WHAT CAN I DO WITH THESE PIPES IN LOFT - Survey says DIY standard?!

There's worse work than somewhere or other that in practically every house in the nation. Have you suggested your buyers try Scandinavia? But, yes cisterns need proper support all as detailed by Shaun.

Can motorised valves go under floorboards (legally)?

Hi guys and gals, I'm looking to try to change from a Y-plan to an S-plan-plus this year to have a heated bathroom. While the house isn't that large, a mixture of south-facing brick and north-facing (and Jerry-built) timber frame construction means no single thermostat will cut the muster...

Is this shower kettle on its last legs? White spots on kettle...

Just looking at a Mira Jump that needs a replacement on/off button. This is in my own house, but it has made me realise I don't know what I am looking at here, and would appreciate some of this forum's collective experience. Please... Internally all looks in good order with no evidence of...

Advantage of unvented cylinder outweigh the disadvantages?

I have come to my decision I might as well do my G3, even if only for maintenance jobs. Question I have is WHY we are fitting so many of these unvented cylinders i.e. 27 gallons /117l size or above (I'm not disputing the need for 10l unvented 'cylinders'). They 'need' annual servicing by a G3...

Do I need G3 to repair a 10l unvented cylinder?

Hi. Potential customer has a leaking 10l Ariston Europrisma cylinder. Probably just a flange gasket or the magnesium anode needs replacing. While I feel this is easily the sort of task I can tackle as I am very good at mending things, I get the impression I'd need my G3 to install such a...

Why do I keep finding this detail on a waste branch? Seems wrong!

I keep coming across connexions to SVPs being made by two knuckle bends into the SVP almost or even just below floor level. This is clearly not to prevent crossflow, as I'm seeing it even where there are no nearby connexions to the SVP at all. My hunch is that it is the result of non-qualified...
