Hi all, my neighbours rads wont heat up. It's a gravity system and hot water is workin fine but vent pipe from cylinder is really hot. Three way valve stays only to hot water even when c heating is switched on at controls and also when hot water is turned off. C heating stat is right up at 30 with hot water turned off and heating on at controls, pump still running but boiler not on. Any help greatly appreciated.

how far up is the vent pipe hot ?
if you have been running the hot tap it will get hot. just depends how far up its hot.
what is the cylinder stat set to ?
is the the water in the cws hot or cold ?

depends what was last called for heating or hw where it stays.

its held in last position by the grey wire being live.


C heating stat is right up at 30 with hot water turned off and heating on at controls, pump still running but boiler not on. Any help greatly appreciated.

vent pipe real hot right up to ceiling, haven't checked in loft. Cylinder stat set to 55. Boiler is Baxi solo
 
vent pipe hot to ceiling tells me its been over heating.
need to check water in the cws tank in loft.
that can be caused through a faulty cylinder stat.
how hot is the water out of the hot taps ?

what is the make/model on the 3 port valve ?

3 port valve is Drayton. Says MA1?
Will get up in loft 2morro to check cws tank or would it be the F&E tank? I'm not sure, there are two tanks in loft.
My neighbour told me she was sorting through the airing cupboard yesterday and since then there has been the problem. Is it possible she disturbed a connection?
 
put heating on only at programmer, wall stat up, and on the end of the valve is a black lever push it across. and a marker on the side should point to M.

is it floppy or stiff to push across ?
if you push it across then push inwards it will clip in.
does the boiler fire up.

Done that already and rads heat up. Problem is they don't come on next programmed cycle.

It's real stiff to push
 
getting somewhere now.

so your saying that when your heating go's off or you turn it off on programmer the heating won't come back on unless you push lever across ?
 
you need a new motor

undo the two screws and remove the white top and you'll see the motor.
they cost about a tenner.
 
after being moved manually to heating it will still move automatically to hot water when hot water switched on.
Still think new motor needed?

3 port valve moved manually to M position. Heating staying on and hot water extremely hot

yes new motor.


the motor doesn't take part in moving the valve when hw called for.
hw will be hot as you have it in mid position and still heating cylinder.
even though cylinder stat satisfied.


heating called for motor moves valve to heating position.
hw called for valve will fall to hw by a spring not a motor.

isolate electrics valve will fall to its relaxed position which is hw open heating closed.

hw doesn't really has nothing to do with the valve at all on the electric side of things.

only when hw off or satisfied it will put power on the grey wire.
as on the heating side it operates the motor
which will activate a micro switch to give power on the orange wire from the grey wire.
