At the weekend having looked up at the ceiling and noticing what appeared to be a damp patch it suddenly dawned on us that the upstairs toilet was leaking as it had before.Last time about 3yrs ago as the house was brand new a plumber was called in to repair the leaking soil pipe so we were hoping this wasnt the problem again, sadly it is the same problem.

I have tried to temporarily make a repair using sealant but this is not working and its not a proper fix.I remember the plumber saying it was a right b*stard to fix I think because the toilet exit pipe is quite short and therefore really difficult to seal around the pan connector. Any advice on how best to fix this will be VERY much appreciated.

The elbow meeting a black piece of waste pipe (I assume) then the pan connector to the toilet exit pipe.The leak seems to be coming from between the toilet exit pipe and the pan connector.
