Hi everyone,

We have an old Baxi gas back boiler. We're having a problem when heating the water up. It's heating up one radiator in one of the bedrooms? We've only just realized, unless its only just started but we have noticed for ages that the water takes a long time to get up to temp, and then sometimes it doesn't even feel as hot as it should. Could this problem be doing that, and what is causing it please?
 
Has the boiler had a full strip down service recently?
Is the stat on the boiler turned up?
Air in system? Bleed all rads. Make sure the feed & expansion tank in loft has water in it.

Maybe pump on way out! Maybe old reliable is just feeling his age.
 
Back boiler systems are often extremely corroded and the debris resulting from this may damage the valve.

Look in the header tank, if it is not clean inside, you probably need a system flush.

Another thing to bear in mind: installing an independent timer which allows you to have ch and dwh never on at the same time can give a huge increase in performance.
