Flame failure, electrodes pcb, does it stop sparking or does flame get established? Daft thing but check ecv fully open.

Oooh that's sounds like a tough one. Have you done a working pressure ar the meter? Had something similar when the service had water in it. Other than that check for voltage at the gas alve, does it fluctuate with the flame?

It runs on heating then fades but doesn't go out then back up then fades again the tenant doesn't notice because heating getting hot hw getting hot to. But if they leave it on over night it goes to reset

Have you seen. It go to lock out? Could it be flame lift with to much burner pressure or to low and then not sensing the flame. Do the checks above. Take of one of the modulating leads of the gas valve so it goes on to low flame and see if it's stable. Could be the ntc. Personally I'd ring the tech help line while your in front of the boiler. To be honest they're a bit crap, new boiler might be in order.

what resistance are you getting on the thermistor when its cold? it should be between 11-13k

Can a thermistor fluctuate like that? What's your thinking on the thermistor.
