I went into a flat I have been preparing for sale today to find a fair amount of water on the basement floor. The insulation under the floor was soaked in 4 different areas. looking upstairs the shower cubicle was covered in dark sediment.

We called a plumber out who did a thorough check of everything, all the pipework was fine, the boiler pressure was ok, everything was draining away. Looking further we found a large area of wetness on the carpets around an area corrresponding to the mess downstairs.

We also looked at the flat upstairs (which was also vacant) and all seemd ok as was their loft..

My question is would a back up of water in the shower have caused this even though the shower has not been used in 3 months? There was a letter in the flat from Sottish Water who were advising that flushing work on the pipes and mains was taking place over the next few weeks. I called them and they denied that this could have been the cause of this damage.

I was about to put the flat on the market next week but until I find what caused this and put right the damage I can't. Any help of advise will be greatfully received.
