Was called out to an unocupied house on friday to fix a leak/burst. Its under the chipboard floor under the bath so going back tomorrow to take the persuader to the ceiling.

The letting agent asked me to do a quick check to make sure everythings working for a new tenant moving in next week. Was just intending to do a fisual inspection on boiler and gas fire but gas fire sent alarm bells ringing. Its a inset basket type, I dont know the types name and the data badge has part peeled off, just about made out '400 supa'. googled this and it does bring up a gas fire, but not the same one.

I wont BS, I havent worked on one like this before and without MIs and date badge wont know what to check for.

The basket has those small grey embers and coals, the flame didnt seem bad but there was soot on the chairbrick(?) and the 10mm gas pipe comming through the floor was kinked, tested for drop at meter and was ok.

any advice apreciated.
 
firstly did you check for purpose provided ventilation as this dfe fire requires a minimum of 100cm2,the chimney should be tested and sweeped if required also check the chimney and see if there is a terminal on it as it requires a minimum of 175mm diameter if the pipe is kinked i personally would replace the pipe-work remember when you carry out work on an appliance you should have the mi to refer to
 
Min Ventilation required a 100cm2 unless MI state other wise. Personally with no MI or data badge I would Flow Flow, Spillage ,Gas Rate. Ventilation If none or less than 90% of 100cm2 required then At Risk it, Gas Isolation if not one NCS. I would fix the kinked pipe also could be affecting combustion.
 
there is 100cm2 vent, dont want to do any work on it as they wont apreciate the bill, would rather AR it. They havent asked for a LGSC. but i know I have a responsability, and as i need to check it works I need to do all the other checks too :-(
 
even if they dont ask for a LGSC they are in the wrong where a new tenant moves into a property legally a safety check needs to be done i would speak to the letting agency to see if they have had it checked and issue a LGSC & warning notice relating to your visual check to safe guard you
 
How much of the data badge is missing, if you have not got MI and or the correct information burner pressures and gas rates how can you check if the applaince is operating correctly.

nothing, other than serial number and model, so do I at risk it?

All you can do is the basic tests, as mentioned above, provide a LGSC and note your findings.

Exactly!
If you have no MI's and no means of getting hold of a set, then you cannot confirm fire is set up and operating to manu. spec, so 'AR'.
