Help !!!!

I have a leak in my bathroom that 4 visits from 4 different plumbers has failed to identify, the leaks seem to centre around the sink, the pipes under the floor are OK, the inlet / outlet pipes on the sink are ok, every pipe to the bath toilet and sink has been checked, this always seems to happen when noone is in the house, so water is not being run. I have had 2 new floors ripped up to check the pipes under the floor boards ans they now want to do it again, I have the experts stumped, has anyone any idea’s?

What are the signs of a leak? Is the bathroom floor or wall wet or are you noticing it on a downstairs ceiling?

Any work done on the house before you noticed the leaks? Roofing work, cavity insultation, etc

Have the 'plumbers' tested the pipe work with a 50 bar pressure tester to see if it is the pipe work?

As MB has suggested, it may not be the pipes but a leaking roof or shot mortar in your brickwork thats allowing water through when it rains.....

Keep us posted :)
