BAXI 105 HE Intermittent Hot Water Problem

Hi Guys i am new to this but.... if anyone could help me you would save me getting a new boiler…


Before i start i have uploaded a video of my problem to You Tube search “Baxi105HE problem” i really need help!!!!


Ok well this is a intermittent problem with the boiler some times it runs ok and sometimes it doesn’t
When it is not working the problem is that the hot water runs as normal getting to a hot temperature but all of a sudden the flame cuts out and then fires straight up again within seconds; however this will produce around 20 seconds of cold water through the outlet (bath tap, shower or kitchen tap etc) before it then starts to warm up again! At first this seemed to happen when it reached to the 70 degrees mark but now happening more and more at different temps.
I have noticed this also happening to the central heating to but this does not effect it as the rads still get well hot!

Has anyone had this problem or has anyone ever fixed this problem

A friend (who is a heating engineer for 4 years) has tried a number of things for me free of charge like… heat sensors, cleaned heat ex, checked condense trap, replaced pump all to no avail

Please help I don’t want this to cost me thousands or even hundreds and then still not have it fixed and have to buy a new boiler after all!?!?!?

I had a similar problem once on an old Worcester and it was the rectification probe, it had just slipped down and was touching the burner. I'd get your mate to have a look at this. When I had this problem the boiler was doing the same as your is doing now. If it is the lead it may just need its position adjusting and it may have just slipped out of place. Thats what I would have a look at first. However I have not worked on many baxi's so I'm sure someone on here will be able to help you.

Has your mate considered the flow sensor, filter or restrictor?

It sounds like the gas pressure at low fire rate is too low. If you are qualified it is simple to adjust just needing manometer and screwdriver

Alan+ my friend ha tried alot of stuff I will ask what he has done! On a different forum site someone was quite confident it was my differential valve!?!?!? I have heard someone say something about getting the 3-way valve replaced! My only problem is these two parts would cost alone In excess of £200 so if it was not this that's over £200 of my savings down the drain and need that money as wife is due to drop in 6 weeks!!

Who's gas man is he the person in the know!?!?!?

It makes no sense throwing ££££ at a boiler that cost £500 new. If you are worried about rising costs then consider a fixed price repair with someone like BG who charge around £180, job done.

Ok I have phoned BG and the woman said £69 first 30 minute fix, £180 upto 2 1/2 hours, upto £400 longer than that!!
Has anyone used this service and what did they think! If they do the work ad it still not fixed do they still charge (that's my big worry)

has your mate rang baxi tech ( 08448711525 ) if he is gas safe and compatent with a multi meter they will giude him through the process and pinpoint the excact prob

That's a new one on me. I know BG were getting wise to being used for expensive repairs so maybe they have now changed there pricing structure.

I am going to phone them all on Tuesday!! Do you knownif this is all in as in labour parts etc all for £176!! Could it get worse if I agree to them to do this £176 thing!!

£176 is one expensive air pressure switch i would get your friend to try this first

if his friend the engineer has already changed the pump, thermistors etc trying to find the problem, do you think he will be able to test the APS?

he should be able to bridge it out,but the aps micro switch gets far to hot on the he version and kills the micro switch so i would get a new one in,the aps diaprahm can also melt,if its not failed yet and the cause of this fault (which is unlikely )it will fail in the future

gas man I am going with you!! APS is getting changed either tonight or tomorrow hopefully this will sort it!!

Well I am afraid to say it was not the APS!! Also the gas levels are fine! Next step is the differential?? Anyone think this may work!?!? Other than that the whole three way valve needs changed or the pcb!?!? I hate this boiler!!

Well after all that changed the PCB and it seems to be fine!! Touch wood!! Thanks for help though people
