Hi There,

A customer has an F&E tank that is practically turning into a kettle when the heating comes on. She also has complained that the hot water is scolding! Other than a dodgy boiler thermostat, does anyone have any ideas what could be causing this?

Haven't been around to look yet I just wanted to go armed with some ideas as I can't touch the boiler as I'm not Gas Safe yet. Can't say how hot the water is but apparently the last engineer said it had warped the first 6 inches of the overflow pipe as it exited the F&E tank. So pretty damn hot! No immersion heater. The heating is working fine so no air locks below the highest rad and they haven't complained about rads coming on when the heating is off so I'm assuming the port valve is OK.

They have recently had their F&E and CWSC replaced about 3 months ago and apparently problems started about 3 or 4 weeks after the install. When I fitted a shower there I looked at the new water tanks installation and it looked fine to me. All up to building regs. Will check to see if it's pumping over when I get there.

It will be down to the configuration of the feed and vent, where they are connected in. And pump position.
For a quick fix, try extending the vent as high as possible. Drain some water out of the f&e tank and lower the water level Dow to about 1/4 of the tank depth.
if this doesn't work, a bit more investigation is needed.
 
If its getting that hot it needs sorting pretty quick B4 someone gets scalded
