What a ball ache this is proving to be because I'm self employed , been doing my own thing for a long time now and show every year that i earn a wage however not good enough still classed as high risk to mortgage lender . Also have some property which was bought for pension purposes now this is classed as an asset so is bound for stamp duty . Apart from the grief of just trying to get a mortgage i have worked out its going to cost over 20 k just to buy the house before i pay the mortgage on it.

What a crap system
 
I'm looking to buy soon as well, what sort of deposit are you putting down?
