I have a meeting on Thursday with a local letting agent who has 300 hundred property's on his books all needing certs. the question is what should I be charging for these some will have more than one appliance and some will need servicing I would like to get the work but don't want to be a busy fool if you know what I mean all are in the Birmingham, West Bromwich area any thoughts are welcome many thanks Ian.

bg were charging £59 per boiler, its not the agent paying is it and you have to make a profit so go from there. just coz there are 300 units does not do you any good if you only charge £25 per visit if your all over bham!

My rates are £min 50 per boiler plus mileage
 
too many people undercharge on landlord certs and do a quick job
a proper inspection of a boiler and cooker say is or should be up to an hour so 50-60 gbp
but throw a fire or back boiler into the equation and you need to start looking at approx 2 hours so 70-80
stop selling yourselves short
 
£70.00 per cert,that is all appliances,not selling myself short as one property could have only one appliance so it balances itself out.by the way if you find yourself too busy i would be happy to take the pressure off you:D:D:D

we charge 60,but have an arrangement,if we get keys to amin of 10 empty we charge 50.they can be good earners,if able to get access,
its swings and roundabouts,we a flat with a combi in,then a house with multipoint,4 gwh ,2 gas fires not very often thou
 
300 units averages out at 6 a week, so you could be covered for your first weeks work in every month,its a numbers game when you get into this siduation,as then you are going to have spin off work,so you should be looking what you want to make out of it for that week and break down from there ,think maybe % commition is going to raise its head for the estate agent,access is a big issue
If properties managed agent should have keys for access,let only may have to do evening calls ,so need to know % of each,managed tenants have to be informed when you are going in, so if possible give yourself a two day time frame,say you will carry out gsr on the tues or wed,with keys, this gives you movement if unexpected works arise and you do not have to keep rebooking

how did you get into a letting agent/ estate agent? did you just send them a letter introducing yourself?
 
most of the letting agents i use have keys to hand so no re-calls,payment on completion no hassle:):)

so in wales i charge land lord £60 +25 add appliance private £55 backboiler £40 wm chb/combi. £45+ gaskets band a condenser, am i under charging ?need to do some market research me thinks :)

Gas man are you including flue gas analyser as well
what gaskets are you replacing ?

fga included we always strip and clean the boilers so depending on make combustion gaskets normally
 
gas man what do you pay for gaskets,for vaillant 831 for example,i,m paying 12 each
if everything ok with fga i dont as a disturb burners ,unless over 3 years,vaillant rep told us should,nt need to touch for 5 years,but i,m not having that
 
not sure on the vailent,ideal icos gasket kit £23,baxi duotec £7,and getting glowwoms free, worcester greenstar/junior £10 [i think] i use pts or gas appliance spares
 
Vaillant Eco-Tec and Eco-Max boilers should have the burner gasket replaced every 2 years guess it's the same for the Glow Worm and Saunier Duval new boilers as same machine different badge.
