Hi Everyone,

Just got offered to estimate on a tenure of 3 houses & 12 flats. I have done a couple of smaller new builds for small property developers but nothing to this scale as most of our work is domestic private residential work, so am a little daunted as just been sent about 40 documents over and none of them seem that clear on exactly what parts they want me to estimate on.

The email sent over saids D&B of 3nr townhouses, but i dont know what D&B stands for & 3nr. Before i ask i wanted to check it is not a abbreviation used commonly in new builds?

I think nr may be for new?

Thanks, guess so but i am just doing the plumbing & heating and on the plans they sent its all been Designed and all runs & appliances specified.

Thanks for the help, think i will need to go and get some ink print all 110 of this documents off :(

just view and print the pages you want I normally do eg drawings / room sizes and maybe m and e spec
 
Do you do a lot of new builds? is it normal for them to send across the the plans for everything then you have to go through and find the parts relevant to you, as they have sent ducting, electrics etc so wasn't sure if they thought we were going to estimate for the whole lot?

yep normal normally put them in a folder with the project name and then sort them out into stuff that I need eg another folder for plumbing if there’s a spec etc

end up with about 5-6 folders with only actually 2 being of use to me
 
So you don’t install anything that will clash with other trades?
I guess payment and who supplies what is key with this type of work.
Site security?
Will there be power?
CSCS cards?
Warranty and snagging?
 
Break the work down to project sizes you are familiar with inc. costs and your profit. When you bulk it up dont be tempted to reduce your profit for the extra work. The document I always go to first is the
payment schedule...some outfits dont pay for 100 days and some will hold % back after completion.
Always carry out due dilligence...look up the company on Cyclex or similar check its record, but crucially go to the people section it will give you the history of the directors...resignations in other companies can be an alarm call. Too many willing fellas have been wiped out by bad business s

If you're daunted by quoting such a project - first good sign.

When you work out your expected labour costs - put an extra 30% margin on them and quote that figure.
There is a hell of a lot of down time on projects of that size.
Don't be shy about doing this - if you haven't quoted a project like this before, you will inevitably under allow labour on the job.

Material costs:
What ever you work out what's required - do the same as above.
Things go missing and it's always better to be over and have a buffer.

Payment Terms.
If you have to get finance to do the job - you will have to allow for that also
