Hi Just a quick one regarding drain valves on a two piped sealed system, combi condensing bioler within a 2 up 2 down dwelling

Is it best to fit drain vales at the lowest point on both priamry flow and return pipes and should I also consider second floor - or is this dependent on the lenght of pipe runs?

Any advice welcome!!

depends.
are you fitting the system?.

who is paying for the work/parts?.

Doesn't have to be on both the flow and the return, but always on the lowest point of the system. If you want to put one on both it'll do no harm.
It only costs two tees and drain offs.

when ever possible i like to get at least one drain off outside the building takes 15 minutes extra to drill a hole but makes life so much easier in the future

Steve its a good idea putting drain offs outside you dont often see it but it makes so much sense , do you lag them in anyway ? or not bother .
cheers mark

1 drain is sufficient.Upstairs is waste of time/materials and money be it yours or customers. If they are all on one drop 1 drain end of!If they are individual feeds I would still only put one drain on under floor if poss or on one rad.

it is good practice to fit lockshield valve with incorporated drain offs on all lower radiators. cost an extra quid, and make the job easier for the next man.

Next man would be me if the same householder,I can handle the draining of a rad without staining carpets and 3/4/5/6/7/ or 8 at a pound each is £6/8/10 ect extra so over the top imo.

jpm, surely if you know your the next man on the job, and it makes your job easier and faster, thats a reason to install them ?!

plus you earn a bit more on your supply materials.

anyway my answer was really for the non-pro, and it would make his life simpler !!

Only reason for drain on individual drops is decoration/removal/resiting.My standard charge is £55 for small jobs and I can wait with my bowls for 10 minutes or so for a rad without. For diy yes,but if you know the score you're ok if you drain from one on a rad or better at a drain at lowest point.Cheers Shaun and I do know it's a diy Q.John

I stopped putting a drain outside the building as the next door neighbours kept complaining about the drain off sticking out into their front room and anyway it do'nt save that much time as often you have to wait for the neighbours to return if they are out to get access :(
:D:D

dont fit them anymore as it stops diy'ers fiddling after i have gone, they always call back for you to drain of so they can decorate etc, so i take one of these self-cutting stop-cocks and place in a descreet place as there a bit bulky
