hi i was just wondering I've just swapped a house full of radiators and it was fine before i turned the water off to the f+e tank but the land lord is saying it's poring in out of the overflow but the tank is like 25mm away from the celling is there a min requirement i know that cold water storage is 350 mm for maintenance purposes just a pain to change now as i have to take the full tank down. I've just had a look though all my college books but i can't see anything.

I pretty sure it's 350mm as you said, can't you just replace the body of the valve and leave the tail in place?
 
could that be why it took ages to fill back up it took about an hour and half to fill all the rads
 
I always check F + E tanks before draining down that there aren't any big chunks of organic matter/a dead rat/insulation in there. This is because if there is and you drain down then these things can get stuck in the feed outlet hole.

Stick your hand in there if you can and make sure it isn't blocked in the tank and hope very much that the feed isn't blocked further down!
 
thats the problem there is about 30-35mm from the top of the tank to the ceiling so i can't even get my hand, first proper job on my own its turning into a night mare
 
If there is still water running into the tank then the fill valve could be stuck or there is something falling onto it which is pushing it down (most commonly wet insulation).

If the system fills verrrry slowly then that could be a blockage or the fill valve not opening fully.

It is doable to change a ball valve on a tank very close to the ceiling as long as you can just get your hand in there to feed it back through. It's a massive pain though and it isn't your fault the tank was installed so close to the ceiling!

Keep cool man. Any job can tun into a nightmare. Don't worry about it being the first on your own
 
Take the tank down sort out problem, then fit to a height that is within regs or better still within regs and workable.
 
Another way is to blast in up with mains pressure. Connect hose from outside tap to drain off point.
open drain and turn water on slowly. Go round bleeding rads and eventually the water will reach the f&E and pour out of o/f. job done any blockage in feed from f & e will be blown back up.

Is it filling from ball valve or venting over due to sludge being moved and blocking pipes now that it's refilled
 
i sorted it now just had to take the tank down cleaned it all and the ball had rotted from the arm causing it to over fill and put a few things right which where wrong with it.
