First floor flat boiler replacement

Hi all

Couple of simple questions regarding boiler replacement in a first floor flat.

1. Does the new owner require permission from the freeholder? (Various flats on the block already have had their old boilers replaced)

2. Current boiler is floor mounted natural draught balanced flue in the kitchen. Combi to be installed in cupboard above worktop directly above existing boiler. Now....access from outside is a pain in the behind, I can't see me having the equipment to brick up the existing square natty draught terminal, is it allowable to remove the boiler, leave the old flue in place, seal it up with expanding foam until customer gets someone in to brick it up?

it will depend on the landlords weve had murders dealing with grovesenor estates regarding flues but these are 10 million pound houses and many are listed etc
generally in small blocks youll get away with no hassle
might be worth putting on the estimate all works are done on instruction of the tennants on the assumption all necssary permissions have been granted or words to that effect im sure some one here has a suitably worded term
you may find removing the balanced flue boiler will cause the flue to fall out or you may have to remove the flue to get the boiler out first floor cant be that difficult to access surely ?
unless specificly asked i always put external making good to be a rendered finish which allows use of a block and sand and cement render to tidy it upb if its the front of a block you will probably need a bricky to make good
