Firstly apologies as I am not a plumber of gas registered engineer. I am a landlord looking for some advice on my property and hope you can help.

I bought a property in September 2007 it was a flat in an old building that had been newly converted into flats by a developer. I bought the flat from new and everything in it was new, including the boiler installation. The flat is on the first floor and there is another flat above it in the roof.

The boiler is installed on an internal wall and the flue runs vertically up through the ceiling and into the other flat above then out through the roof. The flat above is in the roof and the flue runs out close to the edge of the roof so is about 3m is total length. (I know this as I can see where the flue exits in the roof and there are 2 flues, one for my flat and one for the flat above very close together).

I have read a lot about the building regulations about these installations and think it isn't compliant because you cannot get full access to inspect the flue as you would need access to the flat above.

So my question is, was the boiler compliant when it was installed? it received buildings regulations compliance certificate on 9th May 2007 for the installation and I completed the purchase in September 2007.

Also, do all new build conversions require 10 year building guarantee's (maybe not appropriate for this forum so apologies in advance if I shouldn't be asking that here, just wondered if any of you guys new?)

If you are the landlord & you have had the property since 2007 then I am assuming that you are aware you are legally obliged to have a gas safety inspection yearly & should have copies of those reports which must be kept for 2 years. What does the Gas Registered engineer say in his previous reports re the flue in the void?
