Had a problem with a Baxi condensation combi boiler losing pressure daily. Baxi engineer chkd boiler for common faults expansion bottle ect. Was told radiator or pipes under house leaking. Removed skirting and laminate flooring to get under floor boards and other rooms lifted lino and plywood covering floorboards to get access to pipes and in bedrooms with carpet and underlay. Checked all pipes, joints but could not find leak. Recorded video of pipes still no sign of leek. Baxi engineer returned and spoke to a specialist who said to remove condensation pipe and replace with short pipe to collect drips from condensation. Switched boiler off totally IE the both taps to boiler and the switch to turn off boiler. Two hours later checked boiler and condensation pipe was still dripping and the boiler had lost pressure. A different Baxi engineer came out and replaced heat exchanger but muttered as he was leaving that it was probably the radiators or pipes under floor leaking. Boiler now working fine. But what annoyed me is they think they know more than they do. Your boiler is only three years old so we can rule that out. This never happens but it did. Surely these engineers can isolate the radiator system or boiler and put under pressure at first to see where the problem is before people have to trash their house to get them to look further. Next boiler not a Baxi.
