Fortic Tank - Building Control ?

Hi All. New member just popped in from the IET (sparkies forum) have a plumbing certification query.

I cant seem to get a definitive answer to whether the direct like for like replacement of a fortic hot water tank requires Building control notification and certification?

The reason for asking is that a friend of mine has had the tank replaced by a plumber and I connected it up (I have issued an NICEIC Minor works cert). he is now selling the flat and the solicitor is asking for a Building Control cert for the work!

I was under the impression that if the tank was vented then no building regs required (GN3)

can anyone shed some light onthe matter.

what sort of certification do you all issue when you install or replace hot water tanks?

Q If I want to install or replace a hot water cylinder, will the Building Regulations apply?
A Yes - if you are installing or replacing a hot water cylinder within an unvented hot water storage system (i.e. a system supplied directly from the water mains with No open-ended pipe for venting and with a storage capacity greater than 15 litres). The requirements are for hot water to be safely stored under pressure and for the installation to be energy efficient. A person competent to do so should install the cylinder. A free leaflet is available on 'Unvented hot water storage'.
Yes - if you are installing or replacing a hot water cylinder within a vented hot water storage system (i.e. a system fed from an open-ended pipe for venting).
For either type of system your installer should leave you with a completed installation record and commissioning certificate such as the one produced by the BENCHMARK scheme. Some manufacturers attach BENCHMARK certificates to cylinders ready for installers to complete.


thats all i fill in is the benchmark label on the cylinder.

as far as i am aware vented cylinders do not require a cert you dont need 1 for a toilet sink or bath and this is the same non vented are different

why then do vented cylinders come with benchmark tickets, cos there are safety features that have to be adhered to in order for them to be safetly installed. Put in the cyl in correct manner sign ticket and happy. If solicitor wants some form of ticket get them to tell you what they require, problem is solicitors arent plumbers and dont always know the rules, but think they do😡

Also had a similar query with an unvented cylinder recently and asked buildings control if they need notification for like for like replacement and their answer was no😕, so just signed benchmark and walked away without the cost of notification, depends on the local bco

You do need one for a toilet, sink or bath if there is a new drain connection.
 
The notice is for the new drain connection to the sewer rather than specifically for the WC etc.
