Seeking some advice:
I am in the process of buying a house. The property has had a new Combi boiler fitted this year but I am conserned about how close the flue is to the facia board (a section of the board has been cut away to fit the flue!!)
Does anyone know the exact minimum distance required to avoid any fire risk or damage to the boarding?
Where can I find official gas safe reguations that I could print off to show the seller or plumber who fitted the system.

What make of boiler is it? Different manufacturers have there own dimension.As it is a steamer(I hope),then the flue does not get as hot as a non steamer.

Off the top of my head I think the dimension taken as standard is 75mm, but as stated, some manufacturers will allow 25mm.

Just looking through my notes and the boiler is a 'glowworm flexicom cx' ??? mean anything to you??
 
Just checked the manufacturers instructions.It is saying that 25mm is the minimum required.Jusr reread your original post.Are you saying that the flue comes out underneath the soffit board, or through the fascia board?

It comes under the soffit board but a bit of the facia has been cut away to get clearence
 
I am popping round to view the property again on Monday so will take ladder, camera and tape measure. I will post details and image on here Monday evening.
