What are the regs on hobs in rental properties?

Do they by law have to have F.S.D's?

There is no requirement to have FSDs on hobs in rental property or
any other property so long as they not multi dwelling buildings.
Blocks of flats converted houses etc.

Hello bod, yes i am GSR 536852. Sure i should know, personally i think FSD's should be on all hobs. But there not, off the top of my head im aware of multi occupancy but not 100% on rentals. I tend to air on the side of caution but im the only one to question it after 6 consecutive years of landlords certs.


they are not needed in rentals, this has come up 100's of times, c'mon guys get with the TB's on GSR website they are there to help us,
 
well why they are not needed on rentals is silly imho , my elderly neighbour had a near one she cooked her dinner and forgot to turn the hob off and the back door blew the gas out , Fortunately her son popped around to find the kitchen full of gas, she was in the front room totally unaware

that would have happened even if it wasnt a rental surely
 
Spot on Dancin . They should not sell anything that does not have FFSD including fires imho

6 month old loft conversion, in multi dwelling property - Hob with out FSD and boiler fitted to high, so there is no access for probe.

why does a rent book, mortgage statement or no payment make a gas situation any different?
 
Hob with no FSD = NCS

Boiler no acccess for probe? Depends, But most likely no problem.

Hob: NCS

Boiler: depends on boiler. For starters NCS as not fitted to MI's. If its a zero governed boiler that requires FGA readings to confirm safe operation and you also have no access to outside flue then AR.
 
The regs state that if it is a "new" installation f.s.d required. However if you are installing a used cooker still no f.s.d req.

thats great when a customer has brought a new hob and you have to tell then youre not allowed to fit it unless they buy a house because your flat isnt suitable for it
stupid rule and the most common by far NCS i come across
 
just get them to take it out the box and say they have brought it from their old house, as long as you dont remove a cooker with FSD and fit one without you can fit a second hand one, who will know and who will care
