Hi guys bit of a funny one,

did a landlords check 3 weeks ago on a property, all ok tightness test passed etc.

then get a phone call today saying tenant can smell gas and the estate agents sent there gas bloke round who has said the hob is at fault for leaking,

customer says its under warranty so baumatic are going out to look next week, no im getting my self worried the customer thinking i have left a gas leak

or something, but was ok when i tested the gas, has any one had intermittant gas leaks of a a hob before or could they just come on!
 
if its a new hob

washers and seals can move when used, the expansion and contraction can cause this

AND its 3 weeks ago, they much have used it, and were they heavy handed?
 
dont worry anything can happen the day after as long as you did everything right and filled in cp12 correct, tho landlord might not use you again

The tenants only just smelt it, so it couldn't have been there when you left. Besides you did a tightness test, so your OK.

Leaks can spring up at any time, even an hour after you've done the landlords check.
 
think the tenants only moved in last week, then reported it yesterday, hob is about 18months old landlord said, well thats what im thinking, in guessing they have been out isolated the hob and then no leak so must be on the hob its self,

tightness test was fine when i was there i can remember the job perfectly because i had just bought a new regin premier u gauge and was using it for the first time! lol sad act!

yea your probaly right mate, rang landlord back they reported it after a week of living there, so im guessing something has happend in that week, because they would of smelt it straight away if it was leaking when they moved in im just being paranoid! grr i hate this job sometimes i always thing the worst and worry, not built for it
 
ahh crap, ill let you no the outcome of my situation next week after the hob manufacturers have been out to it, see if helps ur situation at all.
 
So are we saying its internal to the hob and not the connection?

I wouldnt worry too much about it.

Its quite possible to have a leak which isnt perceived on a guage..even a spanking new Regin one.. !
 
same has happened to me, TT was ok, the tenants couldnt smell gas but they got a shock one day when their was a bang from under the hob, cooker.

the thing only leaked gas when in use so didnt show on a TT..

i fitted a new hob after that happened, took the old one apart and found a nut completely off to one of the burners, internally.. it had been their years, i have no idea how no-one could ever have smelled the gas before but they must have been cooking for a while that day..

also fitted another hob a few days back and the read right burner doesnt work.. bunch of monkeys building them in a factory or something
 
I got a call from a regular landlord customer who had a leak on a new hob , I went to job and isolated hob and told customer to get whoever fitted it to sort leak out apparently the guy was in Greece or the like, I advised to get manufacturers out , Guy arrived and could not find any leak and called me and said he could get a bubble on connection which was nothing to do with them , I told him there was definately a leak on the hob and to use his sniffer but apparently his firm only give him soapy water and a brush, well eventually he found it and they said they could not repair it as it should not have been fitted in the first place as it had no FFSD , So I ended up getting the job of refitting the new hob lol
