gas service question

hi folks i just had the council in today to do the annual gas service and i noticed after he left the worksheet read " annual service. earth bonding after t/branch. blow off above door."

anyone know what hes on about with the earth bonding after t/branch. blow off above door?
cos i dont have a clue

These are safety points that he's noticed at fault with the installation. The "earth bonding after tee" is to do with the earth bonding at the gas meter which should be before the first tee joint and within 600mm of the meter. It's classed as NCS not to current standards.
"blow off above a door" sounds like the pressure relief pipe from the boiler, it's a difficult one to say without seeing the installation but could be classed "at risk" as if someone is standing underneath when the pipe discharges the person could be burnt due to high temp water discharging from the appliance.
If you've any doubts ring the council to see if they will be doing any remedial works to the faults found.

ah ok so what your saying is theres no earth on the gas meter?
all i got on external wall is the boiler flue and a pipe below the flue above my front door which is for draining down the system. dunno if thats the pressure release valve

i did actually phone the council about it and they said the blow off above door is a vent above my cupboard door recommendation but i dont see it somehow ive been here 3 yrs and it wouldve been mentioned about fitting it in previous services

i wouldnt worry about either the earth may not even be needed depending on the electrical setup and the pipe above door will dribble rather than run full flow unless someone leaves the filler on in which case it would be cold water anyway

well when i phoned the council they said its basically recommendations from the gas engineer and not essential work at this time but someone will contact me at some stage to make arrangements to carry out the work. i aint holding my breath on that one . if i know the council in my area they will forget all about it. they got a masters degree in incompetence lol

I agree, its better safe than sorry! PRV's operate at 3 bar - meaning your heating pressure is over its limits! Also it normally discharges when you've got your heating on, so 80*c of hot water could come out of that pipe!

Say uve had your heating on, you get a visitor from your grandmother or whoever. They knock on your door and await for you to open it. All of a sudden the PRV opens and shalds the person below.

Not going to be a happy bunny are they.

Electrical bonding is in change the pipe touches a cable and therefore becomes a hazard! Especially with gas as you'll know, gas and electricity dont get on well

they are both faults, the earth bonding is a minor one really, the pipe over the door should be moved due to the risk of hot water coming out when a fault occurs. Sadly id be supprised if either fault is fixed.

he isnt saying there is no earth, he is saying it is connected after the tee, which according to the gas regs is wrong, but according to the elecrtrical regs (which supercede the gas in this instance) it is fine, as a tenant you can ask the landlord to rectify them, the blow off is more urgent than the bonding which probably will be fine (when confirmed by a spark)

we havent seen it, but if the blow off terminates above a door there is a scalding risk, if you want it fixed, email the council and demand a written response that they are aware of a situation that at any time could endanger, you, your family, a member of the public or one of their employees and is therefore a breach of the tenancy act and their own management system as they need to comply with the 1974 Health & Safety at Work Act

PS see a desk jockey can do a valid job in the gas industry hahahahaha
