i am wondering if anyone has come across this problem, i went to look at a SIMME FORMAT 80c as it was losing pressure. in central heating its fine but as soon as the old lady runs a hot tap to fill a bath u can see the pressure going down, the PRV is getting warm, but as it must be discharging into the the void under the floor ( because there is no sign of it externally on the house ) i cant see it coming out haha. anyway we know where it is goin but why and what is the best solution.
i was considering a strong chemical flush as i am suspecting the boiler is choked with crap, but think i might be opening a can of worms.

any reply much appreciated.
 
If you can't see where the prv exits I'd be wanting to know for certain that it is the prv... It'd be getting mad hot not warm on water only I'd have thought ... The pressure gauge can 'drop' when the pump kicks in by-the-way :)
 
whats the standing mains pressure and working mains pressure could be plate heat ex fault
 
the prv is getting as hot as the dhw pipe it is an oldish apliance so not expecting piping dhw and the gauge wouldnt drop to zero from pump starting and oparate the low pressure switch ????

Tend to think you are spot on in this comment. What happened to the rule about the PRV discharge termination being located in a safe visible location?
 
Split plate hex.
Tap shut holds back the heating pressure. Open tap and pressure from the heating leaches in to the dhw. Add dye to heating and look for discolouration in dhw
 
i agree with u reg man but there is no visible signs of a prv externally on the property and the woman only been in house about 6-month, and the boiler centrally located in house so think lazy rough arse installers couldnt be bothered with long run when there is a nice big void under house?????

i agree with lazy plumbers though i wouldnt put any dye in the system if you need to check for faulty prv fit a temporary pipe isolate the cold feed to the boiler that should give you a good idea by the way are you gsr
 
226004 its on side of my van, been gsr for a very long time and experienced in breakdowns, but even the best of us get stumped from time to time and i have a heart and this little old lady will be struggling to replace her boiler so just trying to help her, but if it goin to be openong a can of worms like i first thought when walking in the house then new boiler it will have to be.........
 
asked the question cos havnt got gsr with your name wasnt questioning your experience
 
sometimes the household insurance covers boiler repairs worth a look
