Hi, when i open the kitchen tap there is a huge pressure for 2-3 seconds and then the flow come back to normal. My regulator was old and seem cheap (some plastic parts and had some minor leak on the ajustment bolt) so I replaced it with a new one (full metal Watts 3/4). But even with the new one, the same pressure build up occur ! It is less noticeable in the bathroom (in the kitchen the water splash on the countertop...)

It takes about 1 min for the pressure to build back when i close the tap.

Both old and new regulators are bad or it is "normal" ?!

Hi. I am not clear what the pressure reducing valve is controlling (hot or cold or perhaps both?) It is not standard practice to fit pressure reducing valves on the cold supply. Can you give more info as to the type of system and the performance history of the system? This may enable an accurate answer. Good Luck.
 
The valve controls both hot and cold, the valve is located at the main pipe entrace in the basement. Without it there would be over 100psi in the system. For the system history and performance I dont really know... Let say it is a regular 90's canadian house system ! Nothing special.
 
nope. First forum I found with some answers and I thought that plumbing was basically the same anywere !
 
Hi. Its just possible that grit / sand swaff or alike has entered the mains pipe work in the street owing to leak repair. Disallowing the washer to seat correctly. Check out offer tenants in the area to learn what they might be experiencing under the same mains pressure. Good Luck
