Hi guys maybe you could help me ...


Ive got a customer which complaints having cold water on the hot water side. British gas came out to her twice. This morning they came again and checked the boiler and pointed out that's a fault of a mixer tap which lets water by.

Now, I went there and checked the hot water and it seems that's fluctuating or kinda over powering / so no hot constant hot water.

She has got a faulty shower cartridge for quite few weeks or months. Do you guys think that the fault is the cartridge which lets cold water by and causing the hot water problem?

I will need to sort that out and have difficulties with the this customer ... old English lady which thinks British gas are heros and any other engineer wastes her time and has no clue ...

So a little difficult with her :)


It would be nice and I'd be thankful for any help

Can you isolate the shower?
Can you isolate hot and cold at the kitchen sink ?
Does it happen at any other outlet or just the shower ?

I only can isolate the basin mixer but both and lot hen has t got isolation valves.

I am also not able to isolate the shower valve as it's build in. I already have ordered the cartridge as it needs changing anyhow.

I isolated the tap today but still same issue when turning hot water on either kitchen or bath mixer . The problem occurres everywhere in the house for 2 /4 weeks now. What could I do first changing cartridge and then see if there is any change ?

Think the key in the first place is isolating possible crossovers such as a mixer shower or mixer taps. You could change the shower cartridge but if it's not that you could be stuck with the bill

Furthermore it used to work just fine and then out of sudden it started. No works has been done on pipework or boiler.

So there shouldn't be any other issue then the cartridge or a faulty bath mixer/ kitchen mixer. It's just a shame I cannot isolate them. The cheapest and safest way would be installing some isolation valves and isolate each mixer to see if it's works.

It does go cold and stays more or less cold... is like I have got a loop somewhere and it's letting cold water by and over powers

thats the answer!

take a hot pipe of one of the services and connect a iso flexi to the hot pipe and run it. that will give the true temp of the hot supply.
then put isos on all hot or cold feeds (or both) turn them all off and you will find the culprit. my guess any mixer tap or the shower valve.

I definitely will install everywhere ISO valves and then testing each individual mixer to identify the faulty one.

Do I need to take the flex hoses off the tap to find out if they work correctly ? Or Ian that ok leaving them on the mixer tap but keep them all isolated and open them up one. Y one until I find the faulty one ?

yeh, you can leave them all on but you need to isolate them all but also find one that is definatly not letting buy, hense open ended hot pipe into bucket. this will isolate problem at boiler/cylinder end!
isolating the hot side and taking pipe off the tap can also work as the cold will push by and start running out the tap underneath.
could even be more than one outlet faulty.

check on my edited reply

once had customer with same problem. plumber before me told him he needed a new cylinder. charged him £600 and still same problem.
i went in and within 20 mins told him he needed a new kitchen tap, i turned off hot supply took pipe off ond cold coming out of disconected pipe joint !! sorted.
