Hi All

I wanted some expert advice before I contact local plumber... hope someone can help, thanks for reading!

I have a 3 bed flat, 2 bathrooms (1 shower with mixer, one bath). The problem has been luke warm water, now cold water throughout the flat.

We have a Homecare agreement and the engineer came last week and ordered a replacement diverter valve (I think). The follow up engineer came to fit, did some prelimary checks and that advised it was not the valve but a problem with a mixer (not covered under the HC agreement).

He explained to my partner, that he switched off the cold supply to the boiler, turned on the hot tap and still registered 4ltrs per minute, when it should have been dry. Hence, his conclusion that it is a borken mixer.

Before I go to the expense of a plumber and replacement mixer (the last one i replaced at a different flat cost £200...) i wondered if anyone could explain this.

- how could a mixer in a bathroom allow cold water to spill back into the Hot supply?
- assuming the hot is coming out okay, then surely the leak from the mixer (upstairs) would not dilute the hot so much that it would be cold?
Could it be anything else, or do this sound likely?

Mixer taps do fail.
do you have isolating valve to the problem tap, with them turned off are the other taps ok.
a check valve on hot and cold to the problem tap could be a cheap fix.
