Can anyone help please i have no hot water upstairs red hot downstairs. any way i can change or remove the water settings on the resitrictor. Is it the big metal thing under the bath that is the restrictor ? Please can someone help im fed up of cold baths and cant afford a enginneer to come out for some time yet only just moved - thanks
 
It may be that your TMV (Thermostatic Mixing Valve) under the bath is blocked and needs a clean out. Usually a big round or cylindrical device with the water supply hot and cold feeds going in and the temperature regulated water to your bath/sink coming out.

The TMV is in place to stop you scalding yourself.

Would be useful if you are able to post a link to the photo (online). As you are new, you may not be able to post images on here yet.

Oh thanks for the reply - it sounds right the description you have given, the purpose I believe is that there was two young disabled young adults living in the house before we bought it and the safety implications aoround that. The mention of the device being blocked though I dont quite understand, even if it was unblocked would it still not only allow a certain temp of hot water to come through? I want it removing I think, or to be able to adjust the tempreature on it for the time being until ni can get the bathroom replaced. slow at replies sorry bare with me !! Thanks :smiley2:
 
The TMV will limit the water temperature to around 40 - 46°C. These are commonly installed as you say where there are people at risk - elderly, disabled, young children (nurseries etc).

The hot water from your boiler or storage tank will be around 60°C or greater.

You will need to remove the TMV, connect the hot water supply pipe directly to the bath/sink and cap off the cold water supply to the TMV. Probably require a plumber to do this unless you are handy with plumbing.
 
oh thanks v much for the reply. I would say its set at lower than that temp, its ony just warm at the min. Downstairs though is red hot. As a description for the TMV is it a large silver colured device fitted under the bath (visible when you remove the bath side panel) ? Im not handy with plumbing myself no but wish I could do it myself. Ive changed washers in a mixer tap today in my kitchen, so im trying. Is there any way to turn the temp of it up for the time being or does it have to be removed completely to get hot water ?
 
A bolier guy came a few weeks ago and said it would involve changing all the electric wiring and allsorts two day of a job ! Is he telling me a tale do you think ? So I decided to make my own enquiries
 
Thanks - will it not still retain a low temperature output though even if it is blocked and I get it unblocked ? I want it either removing or to be able to increase the temperature of the water output. Is there a way to turn up the temperature it releases of the water. It appears to be on the max at the min from looking, all be it I dont really know what Im doing

it is there to prevent you and yours from scalding. may need unblocking or simply adjusting

Dont think I can sort a photo out, not very good at them. Ive just taken the side panel off the bath and looked, apart from the electrics under the bath, for the electric hoist that was in place, now removed from the bath, all I see is a large black handle dial which turns to a max of 53. It has three large water pipes into it, it has TKC Douglas on it, nothing else though re model numbers, not that I can see anyway.
 
I cant seem to get that too open. Can i send a photo of it to you via e mail, will try that, just too add to other things at min internet playing up too !! Whats your e mail address please
 
The ones in the pages dont appear to be very modern mine is just a black handled dial with three large water pipes coming out of it. I have managed to a attach a photo of it to an email though dont have your e mail address to send it to, or is this not a good idea sending it this way ? Not computer literate reaaly had you noticed ? Sorry
 
TinyPic is really easy to use. You just click Choose File, select the image from your camera/computer (in the same way as you did for the Email) and click Upload Now. It will then give you a link to the image which you can post on here for everyone to view.

Alternatively, if you contact Douglas Delabie directly, they will be able to confirm if it is indeed one of their TMVs and possibly suggest how to resolve your problem. Without the model number most people on here may struggle to recommend the correct spare parts.
