Hello,

What would cause an intermittent gas leak around a boiler?

In the evenings there is a strong smell of gas coming from the boiler.

I got a gas sniffer from Screwfix and it detects gas in the kitchen and squeals when near the boiler.

A plumber inspected the boiler, in total they visited three times, and on the last visit there was a small leak in the gas inlet valve underneath the boiler which they repaired.

The smell of gas then returned and the plumber said it was coming from inside the boiler and so the boiler manufacturer performed a service. They changed a valve inside the boiler as a precaution but couldn't detect any gas.

The smell of gas returned, but only in the evenings and I called the national emergency gas board. They detected gas around the boiler but couldn't determine where it was coming from. They turned off the gas supply to make it safe.

The boiler has been checked by the plumber and the boiler manufacturer and they said they couldn't find a leak so turned the gas back on. But again the smell of gas returns in the evenings and it is detected on the gas stiffer.

I'm at a loss of what to do, no one can work out why there is only a gas leak in the evenings. The leak isn't linked to when the boiler is on, the boiler can be off all day and even though it hasn't been used it starts to smell of gas in the evening.

To give some background, the boiler is in a new build flat and the only gas appliance is the boiler.

In the storage cupboard is an emergency shut off valve, should I turn off the gas and only turn it on when I need hot water or heating?

I appreciate any advice on what I can do
 
Thank you for your response, im not exactly sure what a condensate pipe is but I've attached photos of the boiler. The flue is in the top left corner and as the boiler is against an outside wall the flue goes straight outside. I hope the pictures are clear, please let me know if you need more or of a particular part

Call the manufacturers out again and request a senior engineer
