Hi everyone,

I have a mate who lets a flat in london, the tenant has complained that the rads get warm but never get HOT!

in the last 5 years hes had a new boiler (conventional) and all rads replaced with new one's. the oldest part of the system is the pipework which is only 10yrs old at most.

he had a plumber in to see what was wrong, the plumber reccommended a flush. so he got it flushed, the plumber has come back saying the sludge in the system is so thick its like tar and no chemicals will shift it. he has told my mate that his 3 options are: replace all pipework, cut out pipework in sections until blockage is found, or the option the plumber reccommends best is... replace everything including boiler rads and pipework which to me seems a little extreem.

surely on a system under 10yrs old its not likely to have sludge so thick it is like tar.

my thoughts were that its either a balancing issue or a air lock somewhere, but i could be wrong. (its a gravity fed system)

but i thought i'd get a second oppinion from the more experienced and knowledgeable guys on here.

hope someone can give me some advice

id try sticking 3 bottles of desludger in and running the sytem for a few days then powerflushing again never seen a system to sludged to clear worst way id con the machine to each rad in turn then again if its a small flatit might be cheaper to rip out the pipework
 
Yes!

I've seen this rapid corrosion before.

The Fernox site gives a good explanation about the relationship of vent to pump.

I'd take all day explaining it.
