i have a landlord who i did some certs for minus one...
it was the flat above his store and he told me it wont need doing!

i asked him why and he went on to tell me the tennant doesnt use the boiler or cooker.
after telling him he still needs one to cover his obligations as a landlord. he went on to say the tennant owes £700 on his bill and has no means of paying it so cant use it anyway so threfore wont need a gas cert.!

i left it there and left:skep:

does he or not?

Personally I would want to be checking the meter to check the gas is dead to it. Then just note that on the cert. then you and he are covered.
 
At the end of the day he should have one to cover himself as it won't be a defence if the tenant finds a tenner, sticks it in the meter and goes on to use an appliance that kills him. But also not your problem, and just another tight arsed landlord !!!
 
Yes he should have one and he still has a duty of care regardless of his tenant owing money.

As long as you have advised him there's nothing much more you can do.

He's a big boy and he's the responsible person !

I think you should be able to cap off the meter .. as long as the gas hasn't been used .. with permission .
 
i offered to cap the meter off for £40 to cover his arse but he said leave it with me.lol
i also told him to call gas safe see what they say. not heard from him in 5 weeks!

nothing stopping tenant winning at the bookies and whacking a load of gas in, he cant predict the future the prat!!
 
Sounds like a typical landlord trying to do as little as possible, but no need to stress on your part , all down to him if unfortunately anything goes belly up.
 
Definitely not your problem you can only do what your instructed to, just anonymously report him if your concerned he is endangering peoples life's especially if the are elderly or have children
