I have just published an ebook - it is aimed at Landlords & Agents, not Gas Engineers but I thought some of you might be interested to read...

Very good Deborah.
Read most of it, looks OK, how about a mention for the requirement under Part L if they replace the boiler / cylinder ? most I have seen do not want the cost of fitting TRV's let alone anything else.

Good work here Deborah and thanks for allowing the free read. While reading there was something in the back of my head that kept coming forward and you said it near the end:

A big way to save a small fortune would be to avoid gas where possible and replace
gas with electric appliances. I would go for electric cooking appliances in a rented
house and I would get rid of any gas fires. The only gas appliance that I would keep in
a rented property is a gas boiler supplying hot water and central heating, if that was
appropriate to the type of dwelling.

Something you might want to include is the literature on 'flues in voids' and how installers will not turn up to these, because they are more trouble than they are worth.

It seems time for Gas Installers to chuck it in and learn some electrics!
 
funnily enough I encourage landlords to bin fires as I dont want the hassle of dead tenants when they mess with the coals and block the fixed ventilation.
 
In the flues in voids section I would mention that if hatches are not present then we/they still have a legal duty to carry out all 26.9 checks on the boiler and then with their permission turn it off and label it AR. We cannot just label it AR and walk away.
Just lets them know we still need to be paid for the test

Haha I know where you're coming from there, such a pain in the backside those dead tenants! Put a right downer on your day they do :)

Thanks for reading and thanks for comments. Good suggestions. i will make changes today and let you know in case you want to download the newest version. Just hope the Landlords and agents read and learn!
 
Just to let you know that I made some very small changes so if any one wants to download new version you can.
I added something under 3.7.f about Warnings.
There was already something about inspection hatches for flues at 3.3.e under boilers.
And I added something about Building Regs under 4.2.
I think that's it....

OK. I'm an amateur plumber and an amateur landlord, but not GSR! I was just interested in looking at the content of the book in case it might prove useful.

I am not sure what an amateur landlord is :).

I rather think that is the defence put to the HSE by landlords with just a few properties when they are prosecuted for failing to provide safe homes!

Not sure what you are trying to say. I get gas safety checked annually by GSE and properties are rewired to 17th Edition. I take no chances with peoples lives.

a real downer is dead landlords then you never get paid

Lmao just seen this, yeah Steve I'd prefer a dead tenant over a dead landlord anyday in this instance, the live ones don't seem to like paying for stuff that much though!
