thoughts on this please.
my niece has just moved into a rented house with her new born.
the house has been previously occupied by asylum seekers around 7 of them, for the last 2 years. they have not payed any rent for at least 18 months as this is how long it took to get them evicted.

i have told my neice that she needs a gsr safty check for the baxi bermuda that is in the property along with the gas cooker, and it needs making out with her name on the cert.
by the way, i took a glance at the gas fire and it has black soot on both sides of the grids with yellow jumping flames!,
anyway,
she tells me the landlord is comming tommorrow when he collects the gsr cert from another house 20 miles away and this particular property was checked 'about' 12 months ago and the cert just needs filling out into her name as the new tennant....:confused:

now i just need to hear your replies to this as i am in a little dilemma with it as the landlords are my uncle's so i need an angle of questioning when i step in without loosing cred with them.:cool:

There is no dilemma,get someone in like yesterday to look at fire/boiler and until done so tell neice not to use,until checked
get a carbon monoxide alarm around £14 ,think her life and childs worth a bit more than that,if landlord says anything about getting appliance checked tell him alarm kept going off,which by the sounds of it ,it will anyway
Apart from gsr every year ,this boiler requires servicing and just because gsr done,does not mean any appliance safe for a year,if a fault appears or a fault detected,appliances should be checked straight away,only stupid people think that just because gsr in date appliance must be ok
worrying about who's name is on the gsr comes way down the list of priorities
go and kick bum redsaw!!

from the sound of it the burmuda is desperate for a service,from a legal veiw it must be checked out whenever a new tenant takes over,advise her not to use it as [of ]appliances are LETHAL if dirty,also advise her not to block any ventilation and do her a big favor get her a co alarm

i said it well puddle said it better in short redsaw if i came out to this any problems with ventilation or combustion [ID] boiler made safe

If you know an appliance is dangerous, it is your responsibility to sort it. You dont have to be employed by the landlord, act for the tenant. If the tenant agrees you can disconnect and make safe any ID/AR appliance, which then has to be sorted by a qualified engineer. Time to face upto family and do something now, its not easy but be positive if something is wrong, its what you trained for. Difficult if you are not being "paid"
but if you know something is wrong you are morally bound to deal with it in my books.

Of note, a landlord only has to provide a gas safety certificate on an annual basis and have a copy available for the tenant, and not renew it each time the tenancy changes. It is inherrant on the landlord to provide a safe appliance and that requires it to be serviced regularly. The inspecting engineer should therefore fail any appliance in need of a service and make safe if this is the only way to get a landlord to service their kit.

I speak both as a landlord and an engineer and ensure that all my kit is safe for use by tenants, and they all get a copy of the landrd certificate.
 
I rent out a house and always have the gas safety cert done every year, as required etc. However, I've had new people in, in the last few months and I've only had to supply a current gas safe cert. I hold the original copy and the new tenants get a photo copy to prove that it is current.

If my tenant suspects anything wrong, I get someone in. If you can see that there is a problem then surely you must be under a moral obligation to inform that landlord, he in turn must sort it!

Just because you have a cert things (as we all know) can go wrong within that year. Lets be honest here, if my tenants hadn't paid me for 18 months they can kiss my hairy fat ........ anyway you get my point. I wouldn't lift a finger legal obligation or not!

it is quite obvious it is spilling and the yellow flames are deadly
step in now and get it checked
certificate needs to be current and done every 12 months without fail as about 12months is not good enough

a lot of the councils now are working on an 11 month rotation just to ensure they capture the property within the 12 month cert life
 
went around this afternoon to find one of my uncles there. after he had gone i spoke to my niece and she said he had cleaned the gas fire?..
now all four bars are jumping yellow flames.
no mention of the back boiler only he had now got it going.
i then sent her out for a co detector, then as soon as it goes of she is to call b.g out and confront the uncle after i think, that way he has to comply/?.
 
redsaw if your a gsr engineer why dont you sort it for her,dont solely rely on a co alarm that boiler needs sorting asap its deadly

apprieciate your advice mark, no i'm not gsr never did it when young but done plenty of gas, (just organising acs at moment tho as getting too old to crawl around).
appriciate your concern too. i have told her to use only emersion for now till i and my mate get round there. lol.
 
If you are saying your uncle owns flat,I would get the women of the family on his back,can not see your mum, aunties and sisters to pleased about one of the male alfa's of the family putting one of the siblings at risk,we usually do anything for a quite life :);)
 
i would just get her to call out the service provider,they will isolate it immediately.i hate it when peoples lives are priced.:mad::mad:

My local letting agent always does a new landlords gas safety at every change of tenant, even if the old one is only a few month's old, are you sure its a rolling 12 month obligation ?
 
it is stated that a gas inspection should be carried out minimum of every twelve months,so many go by that,however it also states that landlords should not put tenants at risk and the argument is that if a tenant moves out and a new one moves in,inbetween yearly inspection the previous tenant may have messed around with the gas supply or fittings,ie reconnect a gas fire or damage a gas supply pipe behind cooker by pulling out,leaving restraint unattached ect
If the above happens and new tenants are harmed or maybe take legal action when they find some dangorous siduation caused by last tenant,the landlord and agent is liable and could face prosecuted,even though a current gsr is in place
so more and more agents are recommending a gsr done when a change of tenant or yearly if same tenants during that year

as a gas engineer, as soon as i saw this i would have disconected the appliances and informed the responsable person ie the landlord and informed him that if he didnt instruct me service and test and issue a cert if he didnt i would inform the hse and of course i would charge him well for the job ,this has happened to me on quite a few occasions and i feel that we as gas engineers should be proud of our selves and inforce the rules when dealing we dodgy landlords i must say that didnt tend to have problems with landlords because i let them know about gas safety and there responsabilities
