Letter tells us we have a leak and we have a fortnight to fix or they will.

I hava a flat in a 6 flatted building. We can see and hear water drain constantly through the drain inspection hatch on the street side of the building.

When we open up the inspection hatches at rear of building where all waste converges and then runs under property to front, there is no sign of running water.

Scottish water guy thinks there is a leak in mains pipe under floor boards, and is is draining down into drains through a crack in drain pipe somewhere.

Any thoughts, advice?

Well close the main stop valve to the building in the street.Open the top and ground floor flat kitchen tap and once water stops see if you can still hear water running on street side,if yes, ring Scottish water,tell them what you did and tell them to get their own shades moving,if it stops when you close the main valve,it means it is down to the flat owners or lease holder to sort out and if not,Scottish water are quite within their rights to repair to stop you wasting water and charge the responsible party/parties

ps when you turn water back on remember to turn top and bottom flats taps off !!
 
Very nice of the leak to drain itself away through the drains, don't often see that. Just a stab in the dark but it sounds as though something has shifted underground and snapped incoming main and drain in same location. Don't know how you stand though as far as who is responsible for repairs etc.

Hi Puddle

We did shut off main stop valve to the building, and in less than a minute the water stopped.

In that case it is down to you am afraid to say,so do as the letter says and get repaired

The letter says two weeks but that is to get you moving,if you let them know it is being sorted and works booked in they will give you a bit longer,maybe get some numbers of some of their local subcontractors and get some quotes,one to investigate and another to fix,they will have the equipment required and experience of area supplies

I think the general thought is just to let scottish wtr come back and fix themselves. They came round today and talked us through the entire system and seemed to have a handle on it all.

Just dont fancy paying regular domestic plumber to investigate when scottich wtr have already started looking at it.

Just wanted to know if there was anything the owners could be doing to reduce time spent by engineer.
