Low pressure on Potterton Puma

It's an old one I know but I would like to nurse it through another winter. Problem is persistent loss of pressure. I now need to top it up every morning. I live in a flat and leaks of that order would be obvious to the people downstairs PDQ surely! Yes, I know about micro leaks but this is in a different order of magnitude! There's also an obvious trail of moisture down the stairs outside wall where the vent is. My thinking is that the excess pressure valve is suspect in some way and allowing water to vent below the normal operating pressure? Is this feasible? If not, is there another explanation? If it is, is it simply a matter of replacing the safety valve?

not a job I would attempt myself but would appreciate some advice before calling in the expert.

By topping up you system with fresh water every day is not only destroying your boiler it's ruining the rest of your heating system. Get a local gas safe engineer in to remedy the problem.
This plumbing forum will not provide advice to anybody with regards to boiler repairs or any other form of gas plumbing without you first providing us with your Gas Safe Registration number in a thread - for very obvious reasons. If you're not qualified to touch gas, you should stay well clear of trying to!
