We were due to have a combi boiler fitted whilst we were away, however the plumber called to let me know that our desired location (see pic - white nylon bag pushed in hole, above metal track) was not achievable as it would result in the flue being above the ceiling and therefore not legal or serviceable. As a result he knocked a new flue hole through the wall (see pic - plastic bag in hole below yellow paint).

This of courses makes total senses and was an oversight on my part; however I would like to know if I could still use the my intended location (upper flue hole) but not fit a ceiling and therefore have full access to the top of the boiler and to all of the flue, I would then hide it all within a cupboard? I can't afford to drop the boiler (lower hole) as it will prevent a washing machine from being fitted beneath. Gas fitter is popping out to see me this week to explore options but would appreciate any thoughts or ideas on how to over come this issue! Thanks in advance

It would need to have enough clearance to comply gas safety regs and manufacturers instructions for the boiler and flue

I've read the installation manual, it requires 170mm above the boiler to accommodate a 100mm flue, we have in excess of 220mm but obviously the there are 2 joists that encroach on this space - don't know if the regulations permit this or not. I'm just interested in potential fully legal and compliant solutions!

Install to the manufacturers instructions and you will be within the regulations , personally i would not hang a boiler on a bit of sterling board , hardi backer would be my choice but as said above abide by MI and you will be fine. Cheers kop

If you have a problem with sighting the boiler due to flue have you thought about a different make of boiler with rear flue instead of top flue
