Anyone know a reasonable price for second fixing a new build. It has a cloak room. Main bathroom, ensuite with shower. Kitchen sink and 9 radiators. I find out what there offering tomorrow.

I think there price will be around 450-600

loads of similar properties
So it’s a winters worth of work and maybe more. When you get used to the layouts each one could be a weeks work + a bit. Are the units advanced enough to ensure continuity ? So you can stay on site continuously.
Is the outfit big ? Will they be getting the gear and always in time. we used to draw much more than we needed and hide it in a roof space then get it down when supplies got low on site. So if your young physically fit you could get a deposit together for a house quite quickly on one like this. So how much do want for a weeks hard
Labour. Payment terms should be regular and agreed well in advance, waiting time if possible and who signs off and when. Is he a wally w ? Or captain sensible ? Good luck let me know how you get on. Rob Foster aka centralheatking

Just finished a 3 bed detatched, One main bathroom with bath and separate shower cubicle, one ensuite with shower and downstairs cloakroom and combi boiler. Got it sorted in a week and charged £1300. Someone else did tiling and they had a kitchen fitter so just taps, waste and appliances to pipe for.

Must admit they treat you really badly, month & a month to pay, then forget, have to wait another month, now over 75k in & still having to get gear from merchants as they wanted the June figures right .....glad I'm out of that side now.....

Yes Clarky is right we often had to wait 100 days, but I had to pay
Up,to 25 fitters every Friday afternoon , it’s not for the faint hearted centralheatking

I’ve just finished doing 1st and 2nd fixing on site, it was dreadful!!!!! As materials incorrectly delivery, plumb centre a pain to deal with I went on paye at price , but due to builders changing spec and having to move van more times then able to work it was stressful as you would earn more stacking shelf’s at Lidl!!!
Would never advice site work unless you didn’t need to earn min wage!
One thing I did learn is how people have no pride and the builders accept it, one said to me as soon as the plasterboard is on happy days, that was it for me. 1st fix rate for 3 bed and en-suite £310, 2nd fix heating £155 2nd fix saintryware £165 and finals £68.
I was told they are fantastic prices

I only worked a month but it was quick to see how poor it was. I suppose if you have came into site work from school and it’s all you know then after 5/6years you know no different and may make some money. I worked with a lad that done it for 10 years and he was knackered at the age of 28. His knees were shot aswell as his back but he was happy earning £650 a week
When asking about 1 pipe systems or heating bits and peace’s he shrug his shoulders and say don’t have to worry on new build and it doesn’t matter what appearance it is as everything is covered up . Sad really

Normally sumthing like this if its mainstream new build with mid to large builders.

10-15 a rad
30-35 bath
5-10 tmv valve
20-25 toilet and basin
15-25 shower
20-30 cubical
10-15 screen
25-35 sink
50-80 boiler
cylinder cub 90-120
15-25 wet test
25-30 commission, flush cert
15-20 hob

They will be priced based on times. so if day work is £15 then a rad may be 45mins of £15 a hour.
some things will be good prices some bad.
these companies price all the jobs the same so some sites will be better than others depending on whats being fitted, type of construction, quality of the 1st fix.

you may get lucky and end up on a job with a really decent builder and be able to earn £1000 a week. you will work 8 to 10 hours a day with probably 1-3 hours travel depending on areas.
