Hi all, got a custard who is after a new heating system and wants a price but I was looking for some advice on how to price it? It's a system boiler that's in the basement just now with a cylinder upstairs. Never actually priced a job like this myself
before so would appreciate any tips. Thanks

What does she want? Full system ie rads, boiler cylinder etc or partial?

5K at least

Just add up all the bits then wack your labour on with mark up and a bit of contingency. It might pay to give her an estimate with a survey clause. As its a full system, if it doesnt look straight forward spend some time doing a decent survey of the job. How easy are the pipe runs going to be? Is there a massive rsj under the floor meaning your going to have to re-route pipes

Hi David when you say 3 bathrooms and one kitchen i take it your basically re-doing the whole house plumbing ?? aswell as heating ?? I mean materials your lookin at around £4500, thats inc boiler cyl rads and all pipework n ftgs, this shouldnt be far off as ive just worked out similar for a job ive to do which is a 13 radiator house with 1 bathroom 1 en suite and a cloakroom wc and materials basic was £4500-£5500 your labour cost depending on layout of house my 1 at moments a new build so slightly different so anywhere around £5600 but depends size of bathroom , are u doin drains etc ,,,

The whole house plumbing had virtually been re done anyway. House is getting renovated from top to bottom. The basement of the house is like an under ground level. You can walk about it etc so feeding pipes to ground level rads/cyl will be easy enough and to the first floor customer is happy enough with surface mounting pipes on the wall that will be boxed in. Not doing any drains though.

Would you recommend unvented for the advantage of mains HW?

also another quick query the boiler as said is in the basement but this section of basement is blocked off by a door but where the boiler is it is accessible from the rear of the house. Is there a reg stating that it shouldn't be readily accessible? Obviously common sense tells you you'd want your boiler to not be touched by any undesirable but if there's a reg then I need to te her she must have the rear of the basement locked up. Hope that makes sense
