problems with mixer tap

I have a mixer tap in the kitchen of a property I'm letting which has just started to play up. Whereas before the mixer moved easily side to side it has now locked up so that the whole unit moves. This has loosened the unit at the base and knowing absolutely nothing about plumbing I'm not sure how to fix it. I tried adding a small amount of descaler to see if it would free the mixer but it didn't. I even tried a little drop of WD40 in case there was a rusted component somewhere internally but nothing has helped. Any ideas?
 
you need to take the spout off and re grease or re new the seals

The spout is held on normally by a screw at the back or a nut at the bottom of the spout

If you take a picture its easier for us to help
 
You need a box spanner under the base to tighten it up - they are usually 9, 10 11, 12 and 13mm
 
the spout is part of the tap and is not detachable. re: the seals-> the tap is brand new and so are the seals.

re:tightening it up-> it is on tight, its just been installed.

the problem is in the spout where the water mixes and diverts.

thanks guys, as soon as I posted I realised i should have taken a picture! Not sure of the make/ model... I have to go back there next week and will have another look. Don't go away 🙂
 
well I've been away for the weekend and while I was away I had a call to say there was a small leak in the downstairs toilet. A plumber was sent for and I told the agents to ask him to look at the tap while he was there. He has, and reports that the tap has seized up and needs replacing. £150 installed. For an easy life I've given him the goahead (I'm assuming he's reputable as the agency use him) but is this a common (likely?) problem?😕
