My cold water tank is cracked and will cost a fortune to take the roof down to replace.
Is it possible to feed shower, toilet, cold water taps and hot water heater direct from mains??
Flat sale goes through on Monday, please help!!
 
It's a coffin tank which takes up the entire space above the shower room roof. (tiny Edinburgh bathroom!!)
Have been told by 2 diff plumbers that it will be very costly to replace.
Don't have a combi boiler, only cold water tank and immersion.
Guy today said that he could put all cols water on to mains and install a combi boiler.
Why do I need a boiler when we have a perfectly working immersion heater??
Can't we just feed this from mains???

what size is the tank and what is it made of plastic or fibre glass best soloution call in proffessional plumber at this late stage of the game🙂regards turnpin
 
your current tank wont be able to take pressurised mains water and you will need expansion vessels

So you cannt get a plastic coffin tank up there to replace through loft hatch?

It's professionals that I've had look at it.
It's a plastic tank that has cracked. Plumber said he could supply toilet and cold water taps via mains and install boiler. Just wondering why I need a boiler at all!?

Na mate, loft hatch is tiny. Everyone who has seen it is a bit baffled. Must have been held up and ceiling built once it was up there!

You need a boiler because the immersion heater is presumably in a cylinder somewhere and fed from the tank in the roof .. low pressure system .. so remove the tank and you get no hot water. .. a combi boiler which does not require any storage and is mains connection is the correct way to go if there is no way at all to replace the tank .. plus you will get extra storage space when the cylinder is removed at the same time. I understand that as a Scot it is hard to part with money but the professionals you have consulted have apparently given you guid advice. If you have any doubt as to their credentials the SNIPEF (Plumbers registration body) office is at Hopetoun Street Edinburgh they might set your mind at rest.

What location/area in Edinburgh ? Sounds like the bests option is a new heating system with a combi to bring your property up to date.
 
If yout present loft access really is too small. to get two smaller tanks in there here is a suggestion. Do you have a separate toilet? If so if you remove part of the ceiling in there (after investigating above for obstructions) you could make a temporary access. Easier to redecorate a small room than damage a ceiling in a larger room.

Na, really not enough space. There is enough room for one person to stick their upper body through and that's it. Tank pretty much takes up entire space. There is only inches around either side and and inch between tank and the roof!!! That is the main problem or it would be a whole lot easier. Gotta take roof down to get tank out, no other way. And the toilet is in the same room im afraid. VERY small shower room.
Just gotta get used to the fact I'll have to put a combi in.🙁

remove roof tank and use a direct unvented cylinder, supplied via immersion heater if you dont want hassle of boiler install, no need for new gas supply, wc and basin cold feeds then put on mains. An alternative solution?

If you can get your upper body in then you can cut the old tank up and remove in pieces. You can then get two smaller tanks in - might be a bit tricky to connect up but should be possible.
 
The guys ended up taking a wee bit of the wall down as it was the easiest way to get the tank out. Should be all done and dusted by the end of the day. Ta for all the suggestions folks.
