do solicitors have a database they can log into or a way of getting information from the local authority on whether a boiler has been registered

Had to do a service last night on a brand new boiler in a just been refurbished, never lived in flat

Benchmark was suspiciously empty and although I couldnt see anything wrong with the install felt the service was a back door way of getting an unregistered boiler past the buyers solicitor. What other reason would you want a 10 minute old boiler serviced

I dont think they do.
A call to gas safe would suffice

So if someone rings gas safe saying theyre a solicitor gas safe will give them the information

I have called gas safe when at a property asking if a boiler is registered and they have told me done it a few times now.

As far as I'm aware, the solicitor asks the homeowner for the information regarding Gas Appliances. It's then up to the owner to provide proof the installations are safe (i.e. the service or cert) or produce the Building Control number or Gas Safe certificate in the case of a Boiler.

Last time I sold a house I was told that anyone without the relevant paperwork would be required to take out an indemnity policy to cover the new owners.
That covers almost everything now, windows, electrics, boilers, I even got a letter asking if I had got permission from the leaseholder to build my conservatory, I hadn't so had to retrospectively apply for permission, cost me £500 for them to say yes.
