Hi :)

We have recently made an offer to a 25-year old property. The heating in the flat is currently provided by a Bario Balmoral 45 gas fired boiler. The water in the hot water cyclinder is also heated by the boiler and suppled through copper pipes. We were told that three radiators in the flat have stopped working. We'd be grateful for advise on the following:

1. How much is it likely to cost to fix or replace the radiators? The seller did not tell us why they have stopped working.

2. The surveyor recommended removing the hot water cylinder and water tank and install a combin boiler which will serve both the heating and hot water. How much are these likely to cost in terms of parts and labour? Will the copper piping need to be replaced as well? We were told that the current system is old so uses smaller copper pipes. Will this mean knocking down walls, taking up the laminated flooring etc?

without seing the system no one could really give a price on here cos it would depend on what boiler you go for ie cheap ie biasi or better quality ie baxi,worcester etc but your talking £2500 plus also you dont have to have a combi you could have a similar system to what you have,your rads could just be dodgy valves or if not used for a while sediment ,ad shop around for a few prices and not always go for the cheapest,ask were theyve done other work

Hi, the reason we are looking into combi boiler is that both the hot and cold water pressure are low. The surveyor advised us that a combi boiler system will be more efficient but also solve the low pressure problem (by getting rid of the hot water cylinder and water tank). Do you know if the copper piping need to be replaced (since apparently they are old ones which are smaller)? Will this mean knocking down walls, taking up the laminated flooring etc to change the piping?

would help if you had more details of property im in east london could give you a price for whatever you need the pipe that may be under sized is the gas supply to boiler so look for a route from meter to boiler that doesnt spoil decor etc often pipes can be run external depending on the property layout
 
Err!

Check out mains water flow rate and pressure before you fit a combi. Its only 25 years since the flat was last plumbed out so why did they not use a combi then?

Is there a reason why they used a a gravity system such as low mains water pressure. Also check pressure and flow rate at peak use times and make sure combi will supply the flow rates you want.
 
Here in rochdale £1800, thats a combi ,7 rads and all trv's....thats the lowest price
