Room Stat Not Fitted ?!

hello i am renting a house and have noticed the combi boiler which has been fitted dose not have a working room stat on the wall to regulate the temperature in the house, the boiler itself does have 2 temperature controls on the front panel, one for the radiators and the other for the hot water, non of the radiators have trv's fitted.

has this been a cheap conversion done for the lowest price or is this a ok done to legal regulations,

the boiler is a Main Combi 24 HE

Sounds like a typical skinflint landlord having a cheap job done. Makes you wonder if it was a DIY job.

Has the landlord provided you with a copy of the obligatory Gas Safety Certificate? By law, the system has to be inspected and tested for safety every 12 month and you must be provided with a copy of the certificate.

How long ago was the boiler fitted? If it's within the last three or four years, then a room thermostat is a requirement under the Building Regulations.

TRVs are not a requirement, just recommended as "best practice".
 
not sure when it was fitted there's no date mark on the boiler, the Gas Safety Certificate has been produced and is in order so i guess that means the boiler is ok without the room stat 😕

No! The Gas Safety Certificate only means that the boiler is safe, i.e that it is not giving off carbon monoxide which can kill you.

A thermostat is installed so you don't waste gas.
 
ok,

the old room stat is still fitted, i have checked for power but it's dead, could this old stat still be used? its made by Drayton.

Possibly; depends on what model it is.

Can you find out if there are any wires connected to it (take care there may be 240v floating around) and where the other end of the wires are (hopefully near the boiler).

Do you have a programmer/timer for the heating system?

yes there are 3 wires connected blue red and yellow,

The thermostat can be used.

Boiler terminals from the fuse end are: L, N, Earth, 1 and 2.

Thermostat Terminal 1 connects to boiler terminal 1
Thermostat Terminal 2 connects to boiler terminal 2
Thermostat Terminal 4 connects to boiler terminal N

Remove link between 1 and 2 on the boiler


If you can't find the wire, you can always run the wire on the surface or install a wireless thermostat.

think thats what i am going to do as running the wire on the surface will be untidy,

I'm guessing the wireless thermostat works by battery and the receiving unit powered by 240v.
 
Be careful what you do here, you rent the property and should not be messing about with the system in this way without landlord’s permition, and you could end up with a big bill
Although the room thermostat may be of more value to you, as you are paying the bills, contact the landlord and explain siduation,if boiler HE model the thermostat should have been connected or another fitted to meet energy efficiency regs by the installer, maybe landlord does not know it has not been done, point out to him the boiler will be on longer and its life will be reduced and the installer should have fitted, he may know installer or ex agent and get it done, as he will not have to pay, also mention you may contact building control about siduation,problem is if you go too far, may think you are trouble and try to terminate tenancey,if nothing done maybe get quote and go half’s on cost, as it will save you on your bills, even if sort yourself, you probably will need the permition of the landlord
