They've had the drop in pressure for a few months now and have seen no evidence of a leak so it must be under the floor. All new solid wooden floor so they don't want to start ripping it up unless thebhave to. Any other suggestions on tracing without the thermal imaging?

The usual methods (acoustic testing then confirmation using thermal imaging, tracer gas and moisture detection) are normally best subcontracted to a specialist firm. Google 'leak detection services'. They tend to be regional rather than locally based. Having the right kit means they can work miracles remarkably fast and you'll be able to have a sensible discussion about whether to isolate the leaking section or start digging.
I would only consider leak sealer as a last resort after a getting a reliable diagnosis. IME the stuff either doesn't work or is a relatively short term fix. I don't need to tell you how much damage a gradually acting leak can cause and it won't be covered by household insurance.
