I called my estate agent today over the kitchen mixer tap, the washer is history, the removable part of the inside of the tap, i think its called the tap body will not turn either, so its stuck in the off position.

Plumber came around, he removed the tap body for the hot side of the mixer and took it with him and left saying he will get a replacement part, he did not come back and that was yesterday, the water is isolated at the incoming mains to the combi boiler only so i am without any water until this jerk comes back with the parts, or for a temporary fix, there's no other isolation valves anywhere.

Attempts to get hold of him by phone failed (the estate agent gave me his mobile), i left a message but no call back.

I'm thinking of going out and buying a 15 mm push fit stop end so i can remove the connection to the flexible hose-hot side of the mixer and cap off the hot water supply to the mixer only, i know its probably the only way to get my water flowing again but i should not have to shell out money because this fool won't answer his phone and did not realise what he did...

Maintenance is included in the contract i signed so i am entitled to getting faults fixed, especially on the water supply and i have been without any water for a whole day now, i have managed to get the kettle and toilet cistern filled by rushing around and finger stopping the water spout that used to be the hot tap head, this situation is ridiculous :mad:
 
Ring the agents phone off the hook

His office has only a receptionist, no mobile number for him and he is out on viewings, probably nonsense but i have better things to do today than walk to the office and hassle him, should i purchase the push fit and fix this temporarily until the plumber turns up again?
 
dude go get a tap body not that expensive, also being the tap head so you can get a body to match it
 
If you cap off the hot supply to the mixer, then as soon as you switch the cold back on it will just flow through the mixer and out of the bottom where there is now no hot connection. you really need to cap both off.
 
then when the plumber comes back, tell him theres a pot of gold in the loft, then lock him up there
 
perhaps he has had an unfortunate accident, did you consider this???????//.
maybee he is locked in someone elses loft.
 
hes probably still stuck at the merchants if there anything like round here
 
Well i will take a trip to a merchants tomorrow for the part, i am giving it one more day, i would understand if the guy had some kind of major emergency but if not i am starting to think he's an idiot, you can't just leave someone without water for two days and not answer your phone, at least let them know what the (NO SWEARING) is going on, some people are just retarded...

Apparently he has the nvq and the estate agent relies on him for maintaining the houses, that's all i know.
I am keen to know what has happened more than anything, its quite bad that he left me with no water whatsoever for a day and a half, can't clean, can't brush my teeth, can't make a cup of tea, some people eh :confused:
 
what area are you in?. or more interestingly, the letting agent/./?
 
it would make sense for the estate agents to send someone else round then if they cant get hiold of him either!!!!!!!
like you said they cant expect you to be without water!
but the only thing i would be wary of is if you do it yourself and something goes wrong( you never know) the estate agents would be quick enough to make you pay for any repairs yourself since you went ahead without their conscent and without using someone they sent you.
if that makes any sence....ive had tht before, estate agents are *******s! i hope you give that idiot they sent an earful when he comes back...IF he comes back.
 
I wouldn't let the plumbers back in your house to be honest, doing one to get a part that he should have in his van, leaving you without running water for a day and not answering his phone :mad:.

Unforgivable, if I'm over ten minutes late I phone ahead.

I carry many washered headgears and 2 pairs of ceramic cartridges of different types.

If its the washered kind then B&Q sells them for £1.98 each, hurry though they close in 3 minutes!! :)
 
He won't be a plumber,,it'll be a bodger that the letting agent uses for everything from creosotieng the fence to sweeping up leaves. If he was a plumber he would have left you his number. Stop dicking about---get a proper plumber in tomorrow,,pay him to sort it out,,,get an invoice ---and take the money off next month's rent. Simples tttsch
 
that is exactly the reply i was about to write htb,

bang on too, the last person i told to do that for sewage leak down the hallway walls and carpet and for the gas fire that hadnt worket for 6 months, they only paid half the rent owing £2,000 when they left because the repairs had not been done.
the magistrate told the tennant you have made a contribution to the renrt but the landlord defaulted the contract......keep the money for compensation.. sorted.
 
The last thing i really want to do is get another plumber out and bill him for the repairs as i am on a rolling contract and he would probably cut it out of spite and leave me without a place to live for a while, i have got hold of the estate agent again today and he assured me he's on the case, in the meanwhile i turn on the bathroom hot tap then open the stoptap, i'm filling a water filter from the cold tap and the kettle from the hot tap, turning it low enough to not reach the kitchen tap, or whats left of it, i have a controlled way of getting running water for the moment.

There's now a laundry list of problems since i have had time to study the pipework so it will probably cost him a bit more now

I've got a swept tee on the waste for the sink that's has been capped off on the left, which has caused black sludge to build up there and creating a smell like rotten meat everytime the sink is used and the earth bonding to the sink is broken after inspecting closely (i didn't do it), my guess is the same idiot round for the tap was the guy who ripped out the old install and patched over
 
i agree with whoever said the estate agents just obv used whoever they had for everything and he prob isnt even a plumber.
bloody hell, what a mess.
hope it sorts out!
