Discuss Tap flexi on a school in the Plumbing Jobs | The Job-board area at Plumbers Forums

I recently did a new school. Fitted a couple wash hand sinks in the classrooms. The supplied taps came with flexi’s so the lads just used them to connect up. Had a snagging list now saying to remove the flexi’s. So i will go back and fit m10 copper tails instead of the flexi. But my question is, they say wras approved on the flexi’s so are they allowed? Or no flexi and all, or only certain ones? Thanks.

Bet it's because of the risk of failure of flexis,,, wear and tear, accidental or malicious.
Was there anything in the spec for taps?

You may think it’s that but it’s down To legionellas

Something to do with the rubber

Yes im sure its to do with bacteria growth. But ive read online that if wras approved ok to use and correct rubber. Who knows, ill just swap them to copper tailed m10’s. Easier to swap them than to argue with them . They are already being arses on the snagging list with the builders for ‘dirty light switches’ even though its been open 6 months and just childrens mucky fingers .

Problem is proving this and the guys who do the l reports will flag them everytime

I just think its stupid, how they are supplied with the taps that were specified for the primary school. Yet cant be used.

Yep two steps forward one back

Read This Link
Then this list will tell you the acceptable ones.
The markings on the flex are listed too on there so you can normally identify them easy enough.
Mirror, torch, phone camera etc etc.

Thanks for that!
But im sure if i went back to the chap who did the snag list and told him they were ok (if they are) im sure he’d be more awkward and then make my life a misery and be petty and add more stuff to snag

I have come across a 'Legionella inspector' recently who said 'all' flexes in one of our customers nursing homes must be replaced due to the risk of bacterial growth.

Apparently the 'inspector' was a right jobs worth who wouldn't be told anything by the maintenance staff.

I advised the home of the same info I just posted and nothing has been heard since. All the ones I looked at were WRAS approved.

I personally think he had misunderstood something or his company have their own set of guidance and advice.

I get your point though, sometimes it's easier to do it and leave. I would still ask the reasons though, out of curiosity.

It wont take me long, couple of copper tales and that, back into the iso valve.
Already have to go back, to fit a gas box over a lpg tap outside the building which i though calor would have done but didnt and now its my issue even though i told him it wont be really accessible in an emergency but ‍♂️. And he’s mouthing off about the insulation in the plant room which he wants doing by a ‘professional insulation team’ even though i did it myself in the specced kingspan lagging. But he wants it done and signes by a insulation company. I haven’t met this guy yet, but i know the building company and have afew emails back and forth in petty snags . The best one is dirty light switchs

Maybe your lagging was a bit rough :p

I always thought if it was wras approved it was good to go. Problem is most dont say they are wras approved and a lot of legionnaires companies just point blank say no to them.

When I worked for a company for the last year and a half they did work in schools and every year apparently we had to go back to change something that had been picked up on legionaires test.

Wras is an advisory service, it has no criminal status but failure to use wras stuff can lead to civil court problems
