TICK TICK TICK TICK - Waste Down Pipe - Any Ideas?

Hello,

Recently moved into a brand new townhouse, 3 floors,

I could do with a bit of advice from someone if possible regarding a problem which is driving me mad....

Every time the bath, sink in bathroom (floor 3), sink or dishwasher in Kitchen, (floor 2) the waste pipe which runs from the loft to the ground floor via these rooms makes a loud TICKING noise when draining.

I have been in the loft and theres a white round pipe with a cap on the top, the noise seems to be coming from the top part as the noise can only be heard in the loft or bedroom (ie from the ceiling)

Im no plumber, but it sound like the ticking could be air in the pipe which travels to the top of the waste pipe and escapes???

Does anyone have any ideas why this happens or how i can prevent it??

Im hoping the above makes sense to someone.

I will have to post a picture of the pipe in the morning from the loft....

Im thinking its a Air Admittance Valve at the top of the waste down pipe if that would make sense ?? or the pipe could not have a vent on it, it could just be a end cap??

(just looking on screw fix for something that looks simlair)

The pipe looks around 100mm wide maybe ?

I will take some photos tommorrow

Could be but it's odd to find white - Seem to remember something in building regs about white pipe not allowed for soil due to rats liking it.

When i say waste, Its not toilet waste, just waste from 2 sinks and bath which seem to be plumbed into this pipe.

You could check that the pipes are not pushed too far into the stack through the bosses. If they are in too far you may be hearing drips coming down the centre of the pipe and hitting an elbow somewhere.
 
1 1/2 solvent waste pipe is threaded through the woden floor joists under your floor, theses holes are usauly drilled hastily as the plumber is on price and has to throw the plumbing in on new builds for the likes of large national house builders. and not in a perfect line so the plastic pipe is forced through the holes and will be jammed up tight between them, the ticking noise is the pipe expanding and contracting when hot water is run down them as they rub wood as they go through the joists, this noise is being transmitted up the 100mm white pipe.You will have to pull up the floor boards and find where the pipe is rubbing the most,Not a job id like to do esp with the chip board floors youve got. I have found that push fit pipe makes less noise as it expands and contracts as it seems to be more slippery B anQ do a solvent to push fit adapter which also can act as an expansion joint.push fit under floors can have its own problems though.

could be a watch lodged in the pipe and suffering water damage to the extent it has lost its tock?.

What you are describing above sounds like that could be the case, Would it still do it though with cold water ?

Im thinking of reporting the issue to the builder, (national company) who offer warrenty via HomeServe (i think), but the builders are still on site anyway.. so i could ask them in the first instance.

If it is the case of lifting the floor etc, its going to be a nightmare to fix for someone.....

If the pipes are jammed up against the joist, how strong are these pipes?? any chance of it spliting ?

I've got this in my house (before I knew how to plumb properly). In my case I think I put the hot pipes too close or touching the soil pipe or a waste and as the ticking happens with expansion and contraction.

Annoying but I'm not going to strip out the whole bathroom to fix it.

Well thats my thought too.... Im going to speak to the plumbers/builders onsite to see what they suggest, if not go via the builders HQ and see what i get back from them..

The pipes wont split, talk to the site agent, let the plumber in @ 8am, go to work, come back and its fixed, carpets are back etc etc, easy.
 
try just running cold water down your waste pipe. generally tick tick noises are due to pipes expanding in clips.
if it dosnt make a noise just with cold water you know you have to find and reclip the pipe loosely.
bet you a pound thats it.
 
It sounds like the pipe expanding. when i was doing new kit houses,(mainly 3 story townhouses) it happened a lot. after we did the 1st fix the sheeting joiners boxed in the waste pipes too tight and when the people moved in they had the tick tick ticking. a few of them we had to get the joiners back.

when boring a joist to put the pipe through its a good idea to wrap DPC around the pipe through the hole. seemed to help give it a bit of movement.

Cold water = No ticks
Hot water = ticks..

Site manager was not about today, will catch up with him in the morning.
