I'm looking for advice on the best way to sort out the basin & WC pipes shown in the picture below :



The picture is from a Ladies toilet in a social club and the waste pipe running along the back of the WC pan is from the sink in an adjacent kitchen. Predictably, the WC soil pipe keeps getting blocked ! The red tape covers a hole that someone apparently made when they tried to rod a previous blockage !

My solution is to install a soil & vent branch with an AAV in the top but I'd be interested to know if anyone had an alternative suggestion.

For reference, the main soil pipe is already externally vented and so the AAV is not essential but I thought it would be the most practical way to terminate the open end of the soil & vent branch.

Any advice would be appreciated. Thank you.
