Hoping for a wee bit advice on this one..

I went to do a Landlord cert on a friends letted property , he's a decent enough landlord in that he looks after his properties well, all quite high end... He has previously allowed his letting agents to deal with this side of things (ie there own gsr's), however I am now looking after his portfolio, and when visiting the property in question I found a couple of issues with this unit when running the testo on it ...

1st the 9% & 9% Co2 balance was not there when analysing, and also the fact the GV in the book looked nothing like the one in front of me !

2nd The fan speed did not have a matching max setting as outlined in the MI's

So I phoned vokera at four fifty pm, and at five got cut off mid flow. I finally got through to them today after 23 calls and total of 2 hours waiting !! The agent on the line stated that the boiler had obviously not been initially commissioned correctly, he was assuming it was me that installed it I think

I then mentioned point one, and said their diagram was not representative of the valve on the unit itself, it showing a maximum adjuster only above the minimum , where as I could see three different ports, given this is the first time I had dealt with this specific unit I was hesitant to touch anything without verifying what I was actually going to adjust, but I did finally get the clarification this afternoon.

So in short do you guys finds these units a bit of pain to get in the sweet spot whilst analysing and doing the mix , and are there any tips on this you would be happy to share with me ? I would be keen to know.

It was reading around 8.74min 9.2 something max , I am back there tomorrow to do a rebalance after getting clarification on the adjustment ports , oh one other question , should I cover the cost of this as part of the landlord check or should this be billed as a remedial work, given there was a obvious calibration error that has been on the unit since day 1, and no commissioning engineer details in the install handbook !
